La reciente transposición de la Directiva Europea de Eficiencia Energética en las Edificaciones en España ha introducido transparencia energética universal en las transacciones inmobiliarias en aras de favorecer decisiones mejor informadas, y por ende promover edificios eficientes. Esta investigación estudia de forma pionera el impacto de dicha Directiva sobre los precios residenciales de vivienda plurifamiliar. Para ello, se parte de precios de oferta de viviendas plurifamiliares en el área metropolitana de Barcelona, y con el concurso de un modelo hedónico, se estudia el precio implícito de las etiquetas energéticas (EPC). Los resultados sugieren que existe un asking market premium por las viviendas más eficientes, si bien es inferior que el reportado en otros países europeos.


The recent transposition of the Energy Performace Buidings Directive in Spain has introduced an universal energy transparence in the real estate trasaction in order to foster better informed decisions, and in that way, promote energy efficient buildings. This paper reports the results of a seminal research on the impact of such Directive over the asking prices of multifaimily housing. For that reason a hedonic price model is built in order to explore the implicit price of energy EPC qualifications using listing prices at Meteropolitan Barcelona. The results suggest that there is an asking market premium for the energy efficiency, nevertheless it is lower than that reported for other European countries.
