O aumento do interesse de investidores e do número de fundos imobiliários da indústria de FIIs, favoreceram o crescimento dos Fundos de Fundos, ou FoF (do inglês Fund of Funds), um fundo que investe em cotas de outros FIIs e tem estes como ativos-alvo. O FoF se tornou um veículo para o investidor que busca auferir ganhos no mercado imobiliário poder acessar um portfólio diversificado, com baixo custo de aquisição, e o qual fica sob responsabilidade de um gestor especializado que toma decisões de investimento e acompanha o mercado diariamente. Este trabalho buscou identificar as características que tornam o Fundo de Fundos um meio atrativo para se investir em FIIs, e as consequências de se adotar um modelo de gestão ativa em contraposição a gestão passiva por meio de uma análise ex-post de dois portfólios de cotas de FIIs. Em um deles foi simulado uma carteira nos moldes da gestão passiva, ou seja, o portfólio foi mantido constante, e no outro, foi estudada a carteira real do fundo que apresentou reciclagem dos ativos. O estudo foi elaborado baseado em um Fundo de Fundos listado na B3 utilizando dados dos informes mensais, trimestrais e relatórios gerenciais divulgados no site da B3.

Entre o portfólio hipotético da gestão passiva e o portfólio da gestão ativa, foi possível observar que a gestão ativa teve um resultado superior ao portfólio hipotético da gestão passiva. Por serem capazes de negociarem as cotas de FIIs no ambiente da bolsa de valores, os FoFs conseguem se adaptarem as circunstâncias dos mercados, reduzir ou aumentar a exposição em segmentos do real estate e com isso podem ser capazes de adotarem ferramentas de gestão de portfólios mais sofisticadas.


The raising investor`s interest and the total number of real estate investment fund within the REIF`s industry favored the growth of the Fund of Funds, a REIF which invests in other REIFs quotas and has them as target assets. The FoF became a vehicle for investors that seek gains within the real estate market be able to access a diversified portfolio, with a low cost and which is under a specialized manager`s responsibility which keeps track of the market on a daily basis. This work aimed to identify the characteristics that make the Fund of Funds an attractive way to invest in REIFs and the consequences of adopting an active management model in opposition to a passive management model through an ex-post analysis of two REIFs portfolios. In one of them it was simulated a portfolio with a passive management strategy with an unchanged portfolio. The other one was analyzed the real fund`s portfolio with portfolio recycling. The study was based on a B3 listed Fund of Funds by using dadas from its monthly, quarterly reports and management letters released at B3 web site.

Between the hypothetical passive management portfolio and the active management, it was possible to observe that the active management portfolio had a superior performance than the passive management. For trading REIF`s shares on the stock exchange, FoFs are able to adapt to the market circumstances, reduce or increase its exposure to real estate sectors and therefore can use more sophisticated portfolio management tools.
