Inicialmente relata-se o histórico da região leste de Londrina (PR), o “Marco Zero”, da instalação dacidade em 1929. Primeira área industrial abrigou a Anderson Clayton, beneficiadora de grãos e exportadora, contendo em sua propriedade ramal ferroviário, tendo participado de um período de grande desenvolvimento. Em seguida, discorre sobre os acontecimentos climáticos e econômicos que acabaram por expulsar a empresa e atividades de apoio do local. O Marco Zero tornou-se uma área ociosa e subutilizada, degradada física e socialmente, até que Raul Fulgêncio, empreendedor de visão, a partir de 2004 resolveu assumir a venda do imóvel e prospectar investidores para recuperar a região. A proposta foi a instalação de um complexo multifuncional com atividades diversas, ancorados por um shopping center, papel assumido pelo Boulevard Londrina Shopping, inaugurado em maio de 2013. O texto abordainiciativas do shopping atendendo aos objetivos da rede Sonae Sierra que “procura desenvolver edifíciose centros comerciais sustentáveis e socialmente responsáveis, que tenham um impacto positivo nasociedade e no ambiente”. Como parte da agenda urbana e objetivando integração do shopping às atividades do entorno, foi previsto um calçadão aberto de 700 m de comprimento e 26 m de largura, um“boulevard”, que deu nome ao shopping. Centro comercial multifuncional incorporou benefícios dos dois mundos: o melhor dos centros urbanos, com qualidades cívicas e culturais, aliado ao conforto e conveniência de um shopping planejado operacionalmente. Destaca-se no texto ações que desencadearam intensa valorização imobiliária, com atração de investimentos. O Walmart no interior do shopping, condomínios residenciais e comerciais, Hotel IBIS, teatro municipal, comércio e serviços de pequeno porte, aí se instalaram. This text initially reports the history of Londrina’s (PR) eastern region, the city’s installation “Marco Zero”, in 1929. First industrial area, housed Anderson Clayton, a grain processor and exporter enterprise,containing on its property railway branch that participated in a period of great development. Then, it discusses the climatic and economic events that ended up driving the company and support activities from the place. Marco Zero became an idle and underutilized area, degraded both physically and socially, until Raul Fulgêncio, an entrepreneur of vision, from 2004 decided to take over the sale of the property and prospect investors to recover the region. The proposal was the installation of a multifunctional complex with various activities, anchored by a shopping center, role assumed by Boulevard Londrina Shopping, inaugurated in May 2013. The text addresses shopping mall initiatives in line with the objectives of SonaeSierra’s network, which “seeks to develop sustainable and socially responsible buildings and shoppingcenters that have a positive impact on society and environment”. As part of the urban agenda and aimingto integrate the mall with the surrounding activities, an open pedestrian promenade with 700 m long and26 m wide, a “boulevard”, which gave its name to the mall. Multifunctional shopping center incorporated benefits of both worlds: the best of urban centers, with civic and cultural qualities, coupled with comfort and convenience of an operationally planned shopping mall. The text stands out actions that triggered intense real estate valuation, with attraction of investments. Walmart inside the mall, residential and commercial condominiums, IBIS Hotel, municipal theatre, small business and services have settled there. With expertise in urban design, city planning, architecture, market understanding, consumer’s behavior, at the end comments on the enterprise’s action in the region that currently revitalized, regained its first moment’s dynamism.
