Análise da evolução do mercado imobiliário do Rio de Janeiro da década de 1960 até 2005, mostrando um perfil do consumidor de imóveis (preferências quanto ao imóvel em si e em relação aos bairros). Apresentaremos também as forças atuantes no lado da oferta (evolução da fronteira) e do lado da demanda (motivos de atração e repulsão na compra de um imóvel), bem como o sentido da sua evolução. Nós basearemos nosso trabalho principalmente nos dados da prefeitura (ITBI), comparando-os no período e entre os bairros. O objetivo principal deste artigo é ajustar os novos lançamentos imobiliários para o mercado carioca.
Analysis of the Rio de Janeiro real estate market evolution from 1960 until 2005, showing a real estate consumer (preferences regarding the properties and the neighborhood). We will show the market power from the point of the supply (frontier evolution) and demand (reasons of attraction and repulsion at the property buying), as well as the direction of its evolution. We will base our work mainly on city data (ITBI), comparing this data among the period of time and among the neighborhoods. The main goal of this article is to fine tune new real estate products for Rio de Janeiro market.
