O processo de verticalização consiste, basicamente, na multiplicação do solo urbano, através da articulação de grupos sociais interessados na sua reprodução e valorização. Como conseqüência, intensifica-se a segregação de determinados grupos sociais e a espacialização funcional do espaço urbano, sobretudo de atividades específicas de comércio e serviços. O objetivo deste trabalho é confrontar os quatro últimos instrumentos urbanísticos de uso e ocupação do solo propostos para a cidade de Maceió- AL, no que se refere aos aspectos relativos à verticalização do bairro da Ponta Verde, através da sistematização das propostas para a área de estudo contidas nos Códigos de Urbanismo, Edificações e Postura de 1985 e 2004, Plano Diretor de Maceió de 2005 e Códigos de Urbanismo e Edificações de 2007. Como resultado foi possível identificar a configuração espacial produzida pelos dois primeiros instrumentos aplicados na cidade e analisar as propostas direcionadas a solucionar os conflitos ambientais, urbanos e sociais existentes no quadro atual.

The construction of high-rising buildings process consists basically on the multiplication of the urban land by means of the articulation of social groups interested in its reproduction and valorization. As a consequence, it is possible to observe some social groups segregation intensification and the functional zoning of urban space, mainly of specific trade and service activities. The objective of the present work is to confront the last four urban land use and occupation instruments proposed for the city of Maceió (capital of Alagoas – northeast of Brazil), in what concerns the aspects referring to the construction of high-rising buildings in Ponta Verde, by means of systematization of the propositions for the study area present in the 1985 and 2004 Posture, Building, and Urbanism Codes as well as the 2005 Maceió Master Plan and the 2007 Building and Urbanism Codes. As a result, it was possible to identify the spatial configuration produced by the two first instruments applied in the city and analyze the directed propositions in order to solve the environmental, urban and social conflicts existing in the actual framework.
