Taxa de Retorno (TIR) é um indicador muito conhecido, sendo aplicado em análise de investimentos em todos os segmentos da economia. É o indicador mais qualificado, não sendo, entretanto, a única medida que deva ser tomada, seja no cenário referencial, seja por impacto de condições estressadas de comportamento, para orientar a decisão de investir.

Em diferentes campos da economia, como também nos empreendimentos imobiliários para venda, a hierarquização de oportunidades de investimento é feita utilizando exclusivamente a TIR. Em geral é medida numa única moeda e não se aprofunda a discussão para entender a sua formação, na relação com as estruturas de funding adotadas para levar o negócio.

Este artigo trata da TIR sob dois pontos de vista: i. - medida numa moeda virtual, a TIR pode servir indiscriminadamente para hierarquizar oportunidades de investimento, ou a análise deve avançar com a avaliação de impactos inflacionários, ajustando-se a medida e ii. - como varia a TIR que pode alcançar um empreendedor ao investir num empreendimento, a depender de como formata a equação de fundos para suprir o fluxo de caixa do negócio.

As conclusões, com apoio em números de um empreendimento protótipo, que espelha parâmetros prevalentes no mercado brasileiro nesta conjuntura (maio de 2010) indicam que é importante trabalhar com estes conceitos mais avançados, porque as variações verificadas tem relevância como informação para a decisão de investir diante do risco, podendo até provocar inversões na hierarquização de oportunidades de investimento.


Rate of Return, or Internal Rate of Return (IRR) is an indicator very well known and applied on the analysis of investments in every economy sector. Is the most qualified indicator, not, however, the only measure that should be taken, be in the referential scenario, or under impact of stressed behavior, to guide the decision to invest.

In different fields of the economy, as also in real estate ventures, hierarchising investment opportunities is made using exclusively IRR. In general, is measured in a single currency and not deepens the discussion to understand their configuration, in relation to the structures of funding adopted for the business.

This article deals with the IRR, under two points of view: i. - measured in a virtual currency, the IRR may serve indiscriminately for hierarchise investment opportunities, or the analysis must proceed with the evaluation of inflationary impacts, adjusting the measure and ii. - how varies the IRR that can achieve an entrepreneur investing in a venture, according on how configures the equation of funds to supply the cash flow of the development.

The conclusions, with support on numbers of a venture prototype, which reflects prevailing parameters in the Brazilian market at this stage (May 2010) indicate that it is important to work with these more advanced concepts. This, because the demonstrated variations on the IRR measurements, have relevance as information for the decision to invest, in the face of the risk, may even leading inversions in hierarchising investment opportunities.
