O mercado de real estate possui diversas vertentes de desenvolvimento tanto no investimento de base imobiliária como no imobiliário. A construção de grandes edifícios residenciais a partir da compra do terreno passando por todos os processos de aprovação e de construção é uma prática tradicional e atrativa, principalmente na cidade de São Paulo que possui uma forte dinâmica econômica. Esta indústria da construção civil contribui de um lado para a expansão e desenvolvimento urbano mantendo o crescimento econômico da cidade, mas em contrapartida, ameaça edifícios antigos ou inacabados ao subsuso ou abandono, podendo levar uma região consolidada à estagnação e a decadência. Em uma cidade como São Paulo a reutilização de edifícios existentes é uma opção de investimento que ainda é pouco cogitada por investidores, pela falta de conhecimento e de prática sobre o assunto. O presente trabalho faz parte de uma monografia desenvolvida junto ao Poli-Integra para a conclusão do MBA em Real Estate, e foi devidamente adaptado ao formato de artigo sendo possível consultar o trabaho original na Biblioteca Prof. Telemaco Van Langendonck de Engenharia Civil – EPEC, na USP. Este artigo tem como objetivo identificar os itens mais relevantes a serem considerados para a renovação de um edifício existente no mercado residencial e traçar uma rotina para auxiliar o seu planejamento, validando-o como alternativa de investimento. A metodologia utilizada foi a partir do estudo de um edifício existente que foi abandonado em sua fase de construção durante 30 anos e, no momento do desenvolvimento deste trabalho, encontrava-se em estágio de venda e finalização de obra.

Os resultados encontrados foram seis importantes passos que não podem deixar de fazer parte do planejamento de uma renovação de edifícios e que foram redigidos na forma de recomendações. Conclui- se que a adoção das recomendações desenvolvidas no presente trabalho podem contribuir para balizar a tomada de decisão de empreendedores e interessados no mercado de renovação de edifícios existentes para fins residenciais.


The real estate market has several development strands, both in basic real estate investment and in real estate venture. The construction of large residential buildings (from the purchase of land, passing through the approval processes, up to the construction itself) is a traditional and attractive practice, especially in a city like Sao Paulo due to its dynamical and strong economy. This construction industry contributes severely to the urban expansion and development, estimulating the economic growth of the metropolis. On the other hand, that same industry may lead the old and unfinished buildings to misuse or abandonment, inducing a previously consolidated region to its stagnation and decay. In any city like São Paulo, the reuse of existing buildings can be considered a prosperous investment option. Inverstors ́ lack of knowlegde and poor practice in this field still make that business oportunity a very rare event. The present paper is part of a study developed with Poli-Integra as a MBA conclusion work, the original work is available in the library Prof. Telemaco Van Langendonck de Engenharia Civil – EPEC, in the USP. This study aims to identify the most relevant items to be considered in the renovation of an existing edifice from the residential market, creating preliminary steps to plan its development and making it a possible investiment option. One case study was used, a building abandoned in its construction phase for 30 years, which was being finished at the time of the present work, to be posteriously comercialized.

For the results, six major steps were elaborated as important recommendations to guide the renovation of an existing edifice from the residential market. In conclusion, the adoption of the recommendations elaborated in the present study may contribute in the decisions of the investors interested in the renovation of existing edifices from the residential market.
