A população das grandes metrópoles sofre com a falta de espaço e o caos ocasionado pela aglomeração, o que prejudica a qualidade de vida nestes centros. Desta forma, é notável a demanda por novos bairros, geralmente desenvolvidos no entorno destas cidades, que de modo mais planejado, buscam oferecer uma melhor qualidade de vida para seus moradores. A criação de um bairro planejado, que usualmente acontece num longo ciclo de maturação, é um negócio de risco tanto sob o aspecto mercadológico quanto financeiro, em face da possibilidade de descasamento temporal entre os pagamentos dos custos de desenvolvimento e o encaixe das receitas de vendas. O objetivo deste artigo é analisar a qualidade do investimento do cotista de um fundo de investimento imobiliário (FII) voltado para o desenvolvimento urbano de novos bairros e reconhecer os riscos da aplicação em cotas de FII com este objeto.
O FII responsável pelo desenvolvimento do bairro Panamby, região de alto padrão, situada no sudoeste da cidade de São Paulo é o estudo de caso deste trabalho. Sua implantação possibilitou a migração de famílias insatisfeitas com o caos e o alto preço dos imóveis em bairros mais centrais. Como metodologia para a análise da rentabilidade dos cotistas deste fundo foi construído um fluxo estático do ocorrido, aporte inicial em março de 1995 e todos os resultados distribuídos até fevereiro de 2013, e um fluxo a receber de terrenos em estoque, comercializados, mas que estão suportados porescrituras de promessa de compra e venda e algumas parcelas de “a receber” de um dos Setores játotalmente comercializado (Setor Villaggio). Podem acontecer algumas variações nestas receitas por questões legais e mercadológicas, e o objetivo é verificar a sensibilidade da taxa de retorno (TRR) dos cotistas a estes possíveis riscos ao qual eles ainda estão expostos.
The population of large cities suffers from lack of space and the chaos caused by the agglomeration, which impairs the quality of life in these centers. Thus, it is remarkable demand for new neighborhoods usually developed around these cities, but, more planned, seek to provide a better quality of life for its residents. The creation of a planned neighborhood, which usually happens in a long maturation cycle, is a business risk both from the aspect of merchandising and financially, given the possibility of a temporal mismatch between the payment of the costs of developing and fitting sales revenue. The purpose of this article is to analyze the quality of a unit holder’s investment real estate investment trusts (REITs) focused on the development of new urban neighborhoods and recognize the risks of investments in quotas of REITs with this object. The REITs responsible for developing the neighborhood Panamby region of high standard, situated in the southwest of the city of São Paulo is a case study of this work. Its implementation has enabled the migration of families dissatisfied with the chaos and the high price of real estate in the most central districts. As a methodology for analyzing the profitability of the shareholders of this fund has built a static flow occurred, initial funding in March 1995 and all results distributed by February 2013, and a flow receivable land bank marketed but are supported by deeds of purchase and sale and some portions of "receiving" an already fully commercialized Sector (Sector Villaggio).
