Os Fundos de Investimento Imobiliário representam um mercado em crescimento no cenário brasileiro, oferecendo diversas oportunidades para os investidores. Entretanto, são ativos que possuem risco, sendo importante então identificar e quantificar este risco, adequando ao retorno desejado. O presente trabalho tem como objetivo desenvolver e aplicar uma metodologia que utiliza a análise estatística para comparar o risco e retorno de Fundos de Investimento Imobiliário com outras aplicações disponíveis no mercado, tais como as aplicações atreladas aos indicadores de mercado (CDI, IGP-M, IBOV, INCC e IMOB). Além disso, são executadas combinações simulando diferentes carteiras possíveis, com base em dezenove (19) fundos imobiliários escolhidos, oferecendo diversos níveis de retorno e risco, ajustando a escolha ao perfil do investidor. Com base no Índice de Sharpe, são enumeradas as cinco (05) melhores carteiras segundo a razão que considera o prêmio de risco pelo risco assumido. A carteira ótima apresenta um retorno de 1,90% a.m., com um desvio de 3,73%, sendo um investimento intermediário entre o mercado de renda fixa e o de ações, e apresentando um retorno esperado superior aos indicadores. Por último, verifica-se através da regressão linear simples que, nem a carteira ótima, nem os ativos que a compõe, podem ter seu comportamento futuro estimado pelo comportamento do IMOB, para 95% de confiabilidade.


Real Estate Investment Trusts represent a growing market in the national scene, offering many opportunities for investors. However, they are risky assets, therefore it is important to identify and quantify this risk, and adjust the desired return. This work aims to develop a methodology that uses statistical analysis to compare risk and return of real estate trusts with other applications available in the market, like applications linked to CDI, IGP-M, IBOV, INCC and IMOB. Furthermore, combinations are performed simulating different possible portfolios, based on nineteen real estate trusts, offering different levels of return and risk, which can be adjusted according to the investor’s profile. Using the Sharpe Ratio to create a rank, the top five portfolios are then exposed. The optimal portfolio has a expected return of 1.90 % per month with a deviation of 3.73 %, being an intermediate investment between fixed income and the stock market, although it has a higher expected return compared to the other indexes. Finally, it is verified by simple linear regression that neither future behavior of the optimal portfolio, nor assets that compose it, can be estimated based on IMOB’s behavior, with 95 % of reliability.
