A ascensão da classe C é considerada o maior fenômeno sociológico do Brasil. Porém, estudos sobre o consumo dessa faixa da população, hoje considerada classe média pela Fundação Getúlio Vargas, são muito escassos, principalmente quando se trata da compra do primeiro imóvel. O presente artigo apresenta uma coletânea de informações e estratégias empíricas, utilizadas nas estratégias de marketing e vendas de apartamentos populares enquadrados nas Faixas 2 e 3 do programa Minha Casa Minha Vida, do Governo Federal. Está estruturado em estratégias de marketing direcionadas especificamente para a nova classe média, como a utilização de pontos de venda, neuromarketing e branding, considerando que todo recurso empregado na publicidade reflete diretamente no preço das unidades. A compra do primeiro imóvel é uma decisão complexa e um grande passo para a nova classe de consumidores, e divide-se, resumidamente, na racionalidade do emprego de grande parte de suas economias e renda na aquisição da moradia, além da emoção que habita na expectativa da realização de uma conquista social e familiar sem precedentes.


The ascension of the C class is consider the biggest sociologic phenomenon in Brazil. However studies about this the consumption of this population class, today consider the medium class by the Fundação Getúlio Vargas, are very rare, mostly, when it comes to the buying of the first house. This article presents a collection of information and empirical strategies use by the marketing and sales strategies of popular apartment, fitting in the 2 e 3 ranges of the Federal Government program, Minha Casa Minha Vida. It’s based on the marketing strategies aiming specifically for this new social class, for example the sales points, neuromarketing e branding, considering that every single resource spent on publicity reflects directly on the prices of the selling units. The buying of the first house is a complex decision and a huge step for this new consumers class, and it divides itself, shortly, in the rationality of compromise a big part of their economies and salaries in the acquisition of the first home, beyond the emotion that comes with the expectation of a realization of a social and familiar achievement never reached before.
