The influence of economic factors on residential housing: a bibliometric study

Nas ultimas décadas, o mercado imobiliário tem se apresentado de forma volátil quanto ao comportamento econômico, sendo que esta volatilidade acontece em funções de diversos fatores. Em razão disso, o acompanhamento do mercado é de suma importância para que seja possível apontar tendência de comportamento nos fatores que influenciam este mercado. Assim, o objetivo desta pesquisa foi realizar um estudo bibliométrico sobre as publicações cientificas mundiais que tratasse dos indicadores econômicos que influenciam os valores dos alugueis dos imóveis residenciais. A Metodologia de pesquisa caracterizou-se como um estudo bibliométrico nas bases Scopus, Web of Science, Sciense Direct bem como nos Anais da Conferência da Sociedade Latina Americana de Mercado Imobiliário (LARES), e também o Encontro Nacional de Engenharia de Produção (ENEGEP), dos termos Aluguel, Indicador econômico e, Mercado Imobiliário, entre os anos 2007 à 2016. A análise dos resultados se deu através da abordagem descritiva, de maneira quantitativa, descrevendo, avaliando e, relacionando os principais estudos encontrados. Quanto aos resultados relevantes, o estudo encontrou 533 artigos contendo os termos aluguel e mercado imobiliário de maneira concomitante nas bases pesquisadas, sendo que, com esta mesma combinação, nos anais dos eventos citados, foi encontrado apenas um artigo. Na pesquisa destaca-se a escassez dos trabalhos publicados quando realizado a combinação dos termos: aluguel e indicador econômico e mercado imobiliário. Existem estudos relacionados ao tema, porém, ainda há poucas publicações.


In recent decades, the real estate market has been volatile in terms of economic behavior, and this volatility occurs in functions of several factors. Because of this, market monitoring is extremely important so that it is possible to point out a trend of behavior in the factors that influence this market. Thus, the objective of this research was to carry out a bibliometric study on the world scientific publications dealing with the economic indicators that influence the values of the rents of residential properties. The Research Methodology was characterized as a bibliometric study in the Scopus, Web of Science, Sciense Direct bases as well as in the Annals of the Conference of the Latin American Society of Real Estate Market (LARES), as well as the National Meeting of Production Engineering (ENEGEP), Of the terms Rent, Economic Indicator and Real Estate Market between 2007 and 2016. The analysis of the results was done through the descriptive approach, quantitatively, describing, evaluating and relating the main studies found. Regarding the relevant results, the study found 533 articles containing the terms rental and real estate market concomitantly in the searched databases, and with this same combination, in the annals of the cited events, only one article was found. The research highlights the scarcity of the works published when the combination of the terms: rent and economic indicator and real estate market. There are studies related to the subject, however, there are still few publications.
