O projeto de arquitetura é importante definidor dos resultados econômicos de um empreendimento imobiliário, seja por sua contribuição na precificação das unidades em função da qualidade e aproveitamento dos espaços projetados, seja por sua participação no comprometimento dos custos de construção, fortemente dependente das decisões tomadas no desenho e especificações dos projetos. A formação do arquiteto e urbanista, é muitas vezes alheia à essa questão, não sendo incomum existirem arquitetos formados que não compreendem o papel central da arquitetura no processo de desenvolvimento de um produto imobiliário.

O artigo apresenta a experiência da disciplina “Relação Teoria e Prática”, que incluiu o Real Estate no currículo da graduação em Urbanismo da Universidade Federal do Rio de Janeiro. Com o subtítulo “O Custo das decisões arquitetônicas”, a disciplina teve foco no comprometimento do custo de construção das edificações desde as primeiras decisões do projetista, ainda no estudo de massa, sensibilizando os alunos para a participação das características geométricas da edificação nesse comprometimento.

Com caráter teórico-prático, a disciplina baseou-se em três exercícios. No primeiro os alunos foram desafiados a identificar o custo de diferentes projetos, todos de mesma classificação tipológica, por meio das suas características geométricas, simulando o processo de tomada de decisão de um projetista entre diversas soluções possíveis para um projeto na fase de concepção. No segundo exercício os alunos revisitaram projetos por eles desenvolvidos ao longo do curso, levantando as características geométricas dos projetos e utilizando-as para estimar os respectivos custos construção. Por fim, no terceiro exercício os alunos buscaram as correlações entre as características geométricas e os custos de uma amostra de 31 projetos de empreendimentos imobiliários internacionais. O objetivo da disciplina é contribuir para a formação de projetistas capazes de avaliar os custos de suas decisões, desde o estudo de massa de empreendimentos imobiliários.


Building design is determinant for the financial results of a real estate development project. One of the reasons is because of its contribution to the selling price setting based on the design quality. The other one, that most people ignore, is its participation in the commitment of cost construction, dependent of the decisions made during the concept design and the specifications process. In general, architecture universities does not approach or underestimate this issue making architects and urban planners often aliened about it. Because of that, it is not uncommon to have them, not realizing the central role of architecture in the real estate development process.

The article presents the experience of the discipline " Theory and Practice Relation", that included Real Estate in the undergraduate curriculum in the Architecture and Urban Planning College of the Rio de Janeiro Federal University. With the subtitle "The Cost of Design Decisions", the discipline focused on the commitment of the buildings cost construction from the first decisions of the designer, still in the massing study, sensitizing the students to the participation of the building shape characteristics in this commitment.

With a theoretical-practical nature, the discipline was based on three exercises. In the first one the students were challenged to identify the cost of different projects, all of the same typological classification, through their shape characteristics, simulating the decision-making process of a designer among several possibilities for a project in the design phase. In the second exercise the students revisited projects developed by them during the course, raising the geometric characteristics of the projects and using them to estimate the respective cost construction. Finally, in the third one the students searched for the correlations between the shape characteristics and the costs of a sample of 31 projects of international real estate development projects. The objective of the course is to contribute to the education of designers to make them capable of evaluating the costs of their decisions since the massing study of real estate development projects.
