O mercado imobiliário, como um todo, vivenciou nos últimos anos um período de ímpar expansão impulsionado, por exemplo, pela maior oferta de crédito e pela injeção de capital em grandes empresas do ramo da construção civil. Embora o número de unidades lançadas sirva como termômetro do ritmo das atividades, a grande parcela das negociações ocorre no segmento de usados. A grande dimensão e a heterogeneidade do estoque de imóveis disponíveis, sobremaneira os usados, faz com que a indústria da corretagem detenha importante papel no mercado imobiliário, como principal produtora e disseminadora de informações. Assim sendo, frente à restrita produção sobre o tema, propõe-se neste trabalho uma avaliação da indústria da corretagem de imóveis no segmento de usados, tanto descritiva, como de forma a abordar mudanças constatadas no período recente e prospecções futuras. Embora o caráter da discussão seja geral, o norte será dado por informações, principalmente, sobre o mercado imobiliário na cidade de São Paulo, por conta da maior disponibilidade.
The real estate market as a whole, in recent years experienced a period of unparalleled expansion driven, for example, by increased credit supply and the injection of capital into large companies from the construction industry. Although the number of units launched do serves as a thermometer of the pace of activities, the large portion of the negotiations takes place in the segment of used real estate. The large size and heterogeneity of available housing stock, remarkably the used real estate, makes the brokerage industry holds an important role in the housing market, as the main producer and disseminator of information. Thus, despite the limited production on the subject, this paper proposes an evaluation of brokerage industry in the segment of used real estate, both descriptive so as to address changes observed in the recent period and future prospects. Although the character of the discussion is general, the north will be given for information, especially about the real estate market in the city of São Paulo, due to the greater availability.
