O presente trabalho estuda a relação da arquitetura com o mercado imobiliário na cidade do Recife, fazendo um paralelo entre o valor de uso representado pela primeira e o valor de troca representado pela última. Para esse estudo foi feita uma análise histórica das tipologias arquitetônicas residenciais na cidade desde o início do seu processo de ocupação até a atual produção imobiliária, mostrando as diferentes dinâmicas habitacionais ao longo do tempo e usando como elementos de suporte a legislação de uso e ocupação do solo, a conjuntura econômica e o perfil demográfico. Essa evolução histórica procura facilitar o entendimento dos novos padrões de moradia na cidade e a forma como o mercado imobiliário os promove, evidenciando as diferentes tipologias e seu público-alvo. A partir dessas análises, pode-se, portanto, compreender o funcionamento do mercado imobiliário residencial na cidade do Recife.
The objective of this paper is to study the relation between the architecture, which represents the use value of the space, and the real estate market, which represents the exchange value of the space, in Recife, Brazil. To achieve its purpose, it was made a historical analysis of the architectonic typologies of the residential buildings of the city since the beginning of its occupation until the products of the current real estate market, showing the different habitational dynamic over the time and emphasizing the use and occupation of the urban soil laws, the economical conjuncture and the demographic profile. This historical evolution aims to facilitate the comprehension of new habitational standards that appeared in the city and the way that the real estate market promotes it, focusing in the different typologies and their target audience.
